The Zoning Board issued a rare rejection at its January 25 meeting, turning down a use variance to allow a bed and breakfast in a residential neighborhood. Three other applications on the agenda were approved.

The B&B application at 397 Cherry Hill Road was heard first. The 4.24-acre property is owned by Laura Edwards, who intended to operate a four-bedroom B & B. The proposal earned a mixed reception from a dozen neighbors in attendance, with some worried about strangers visiting the neighborhood. But others noted that Princeton already is home to hundreds of “airbnb” accommodations, which are not currently regulated. The application received a 4-3 vote, one shy of the five votes for a use variance. Board members Steven Cohen, Harlan Tenenbaum, and Jonathan Kaledin voted no.

The board approved the following:

82 Valley Road. Architect Kirsten Thoft purchased the quarter-acre parcel last September from Jason Fleischer and Mariah Warnock-Graham for $515,000. The width and frontage did not meet zoning requirements, and variances were granted to the tear down the existing house and build anew. Zoning regulations permit a house of up to 2,800 square feet.

75 Cleveland Lane, owned by Grant Homes Cleveland LLC. Builder Jay Grant received a variance to elevate an existing dormer in exception to the required height. Last year Grant received variances to renovate the historic house designed by architect Ernest Flagg and previously owned by Barbara Kristina Johnson. The prior approval also included a subdivided lot for a new house on the property.

55 Erdman Avenue, owned by Trevor Graham and Judith Rebecca. The applicants plan to build a front porch addition to their three-bedroom ranch and requested a variance to the prevailing front yard setback.
